The experts at the National Association of Home Builders published a list of not-so-obvious benefits of buying a new home. They are things that make sense the minute you think of them but that might not have automatically been on your radar. You’ll hear many of the obvious benefits of new construction touted in Builder’s advertising so you’re most likely familiar with the advantages of energy efficiency, open layouts, new home warranties and the ability to customize by selecting appliances, flooring, paint colors and a host of interior design elements.
Here are some less apparent things that might you might not hear in a new home sales-pitch that make new construction an even more obvious smart choice…
- Community. Take a quick trip to Carnes Crossroads, Carolina Park, Nexton or Summers Corner (to name just a few) and you’ll experience an almost tangible sense of community. It was a priority concept that was incorporated into the master-planned design of the neighborhood and something that the current residents quickly embraced and built upon. You’ll find many friendships and notable neighborliness. In order to help facilitate this sense of community many developers regularly host parties and activities to help homeowners come together. New home communities often have incredible amenity centers that rival high-end resorts. An added benefit of the pools, docks, trails and sports fields is that they provide additional opportunities to interact with your neighbors and make new friends.
- Entertaining. Think of the open floorplans that fell on the list of “obvious” new home benefits above. Now think about how conducive those floorplans will be for entertaining. These open flowing spaces will allow you to connect with your guests while you’re preparing dinner (you won’t be walled-off in the kitchen!) and will create a sense of spaciousness. These gracious layouts, coupled with high ceilings and additional windows, all help create a more welcoming environment than you might find in an older, more divided home.
- A Clean Slate. Not only will your home be exactly how you want it when you move in (no rehab projects on your to-do list!) but everything will be sparking and new, from the garage to the kitchen to the bathrooms. Your lawn will also provide a great blank slate that won’t require any re-working. You can plan your lawn and garden exactly how you see fit.
- Outlets abound. Enjoy the modern wiring of a new construction home. When older homes were built they had no way to anticipate the need of a high-def TV over the mantle or a computer work space in the kitchen. New homes factor in for technology and are designed to help enhance it. Structured wiring, security systems and intricate lighting configurations can all come as standard fare in a new construction home. You will also benefit from outlets EVERYWHERE. If you’re building from the ground up, you can even specify precisely where these many outlets will be located. Enjoy having conveniently located outlets that are also designed to equip the types of electronics and appliances you’ll likely be using.
